Costs & fees — broken down clearly.

This page explains where booking revenue goes across Airbnb, Booking.com and direct bookings — including how platform fees work, how cleaning is covered, and how Nestled’s management fee is calculated.

Key principles

• Cleaning is added to the guest’s stay to cover turnover cleaning — it isn’t an extra owner charge.

• Nestled management is charged on the payout after platform fees are deducted.

Airbnb host-only fee: 15.5% Nestled fee tiers: 10% / 15%

Airbnb

Platform fee
  • 15.5% host-only fee (set this way due to PMS usage).
  • Platform fees are deducted before the payout reaches you.
  • Nestled management is calculated on the payout after Airbnb fees.
Airbnb fee shown is your current setup. If platform fee structures change, we confirm your exact fee model during onboarding.

Booking.com

Commission varies
  • Booking.com typically charges a commission-based platform fee.
  • The exact % and payment setup can vary by agreement / configuration.
  • Nestled management is calculated on the payout after Booking.com fees.
We keep this page accurate without hard-coding a single commission number — your exact setup is verified during onboarding.

Direct bookings

No platform commission
  • No Airbnb/Booking.com commission deducted from the booking value.
  • More control over pricing, policies and repeat guests.
  • Cleaning is still added to the guest’s stay to cover turnover.
Depending on how payments are processed, transaction fees may apply — but there is no platform commission like Airbnb/Booking.com.

How payouts work (simple waterfall)

The order matters
1
Guest pays Nightly rate + cleaning fee (cleaning is added to the guest’s stay).
Booking total
2
Platform fees are deducted Airbnb / Booking.com fees reduce the payout before it reaches the host account.
Payout after fees
3
Nestled management fee Calculated on the payout after platform fees are deducted.
10% / 15%
4
Owner payout The remainder is your revenue for that stay.
Net to owner
5
Cleaning paid Cleaning fee exists to cover the cleaning team — it’s not an additional owner charge.
Turnover covered
The key point: Nestled is charged after platform fees. Cleaning is included in the guest’s total to ensure turnovers are covered.

Worked example

Uses your exact logic: guest total includes cleaning → platform reduces payout → Nestled fee on the payout after platform fees.
Guest pays (incl. cleaning)
£500
After platform fees (payout)
£400
Nestled management fee (10%)
£40
Owner payout
£360
Note: cleaning is covered by the fee added to the guest’s booking total. The example above illustrates how the payout is calculated and where fees apply.

FAQ

Clear answers
Do owners pay the cleaning fee?

No — the cleaning fee is added to the guest’s booking total to ensure turnover cleaning is covered. It exists so the cleaning team is paid for each stay.

How is Nestled’s management fee calculated?

Nestled is calculated on the payout received after platform fees are deducted. For co-hosting it’s 10%, and for new listings / full onboarding it’s 15%.

Why does my payout look lower than the nightly rate?

Platforms deduct their fees before the payout reaches you. That’s why we show fees in the order they actually happen: guest pays → platform deducts → Nestled fee → owner payout.

Is Airbnb a split-fee model for us?

No — your Airbnb setup is a host-only fee model due to using a PMS integration, and it is set at 15.5%.

What about Booking.com fees — what % is it?

Booking.com generally operates on commission, but the exact % and payment configuration can vary. We confirm your exact setup during onboarding and reflect it in your owner reporting.

Are direct bookings “fee-free”?

Direct bookings avoid platform commission (no Airbnb/Booking.com cut). Depending on how payments are processed, transaction fees may apply — but there isn’t a platform commission layered on top.

Disclaimer: platform fees can vary by platform and listing configuration. We confirm and document the exact structure for your property during onboarding.
